Residency, visas and spending time here
How long you can stay, what a residence permit involves, and what ownership does and does not give you.
Ownership is not residency
Buying property does not automatically grant a residence permit or citizenship. It does, however, support an application and gives you an address.
Visiting
Most Western passport holders enter for tourism without a visa arranged in advance and receive a stay stamped on arrival, extendable at the immigration office. Rules and durations change; confirm the current position before booking long trips.
Residence permits
Typically involves:
- A local address (owned or rented, with documentation).
- Proof of funds or income.
- A medical check at a state hospital.
- Application at the local immigration office, renewed periodically.
Permits are usually granted for a fixed term and renewed. Long unbroken residence can open longer-term options.
Healthcare
State hospitals are accessible, with private clinics widely used by expatriates. Most residents hold private health insurance; budget for it.
Practicalities that matter more than you expect
- Bank account opening, which is straightforward with a deed or contract.
- Driving: your home licence works for an initial period, then convert.
- Schools: private international options concentrated around Kyrenia and Nicosia.
- Flights: routed via Turkey to Ercan, or via Larnaca with a land crossing.
If your plan depends on a specific number of days per year, get written advice from an immigration lawyer before you buy. We can introduce one.
