
The short answer
Foreign nationals can buy and own property in North Cyprus in their own name. Ownership is registered at the Land Registry, and the purchase is completed once Permission to Purchase is granted by the authorities.
What you can buy
- One property per person, historically capped at one dwelling on up to roughly one donum (about 1,338 m2) of land.
- Couples commonly buy one property each, or hold additional properties through a locally registered company.
- Off-plan, under construction and resale property are all open to foreign buyers.
Rules change over time and are applied case by case. Treat the above as the shape of the system, not a guarantee for your situation.
How ownership is held
Your name goes on the title deed once permission is granted and transfer taxes are paid. Until then, your position is protected by:
- A contract of sale setting out price, payment plan, specification and delivery date.
- Registration of that contract at the Land Registry, which protects your priority against later claims.
- Retention of the deed transfer until the balance is settled.
What to check before you commit
- Which deed category the property sits on (see the title deeds guide).
- Whether the land is free of mortgages or charges.
- Whether the developer has a valid building permit for the block you are buying in.
- Whether your contract will be registered, and within what timeframe.
Practical sequence
Reserve, appoint an independent lawyer, run searches, sign and register the contract, apply for Permission to Purchase, complete on the payment plan, then transfer the deed.
