globalpropgroup.com is a curated marketplace for buyers who want the truth about a development before they want the brochure.
We work with a small number of vetted developers, publish honest numbers with the qualification they need, and stay quiet where others shout.
Everything on this page is the standard we hold ourselves to. If something we publish breaks a rule here, the rule wins.
The mark
One mark, two finishes
A geometric monogram beside the wordmark. The dark mark on warm paper is the default. The light mark exists for the deep ink band and dark photography.

Primary. On paper, card and sand surfaces.

Reversed. On the deep band and dark photography.



Do
- Use the supplied files unaltered, at their natural proportions.
- Clear space on all sides equals the height of the C in the mark.
- Minimum width 120px on screen, 30mm in print.
- Dark mark on light backgrounds, light mark on the deep ink band or dark photography.
- On photography, place the mark over a calm, even area.
Never
- Do not stretch, squash, rotate or outline the mark.
- Do not recolour it, and never change the terracotta .com.
- Do not add a drop shadow, glow or bevel.
- Do not box the mark in a coloured tile or lozenge.
- Do not rebuild the wordmark in another typeface.
- Do not place the mark over busy photography or a low-contrast area.

Colour
Warm paper, warm ink, one accent
The palette comes straight from the logo artwork. These swatches are rendered from the live design tokens, so what you see here is what the site actually uses.
--background
Page background. Warm off-white lifted straight from the logo artwork.
--ink
Headlines and body text. Warm-neutral near-black, never pure #000.
--terracotta
The single accent. Eyebrows, links, small marks, the .com in the wordmark.
--sand
Quiet section fills and card bases.
--limestone
Secondary fills and hover states.
--sea-deep
Footer and full-bleed dark bands.
--muted-foreground
Supporting copy, captions, small print qualifiers.
--border
Hairline rules. One pixel, low contrast, never a heavy box.
- Terracotta is an accent, not a colour scheme. Keep it under roughly one tenth of any screen.
- Never set body copy in terracotta and never use it as a large background wash.
- Warm neutrals only. No cool greys, no greens, no blues in brand surfaces.
- Dark bands use the deep ink tone, never a pure black or a gradient.
- Contrast is checked in both light and dark mode before anything ships.
Typography
Poppins and Inter Tight
Geometric display, quiet body. Headings are fluid, so they scale down on a phone instead of clipping.
Hero
Poppins, fluid. Scales with the viewport so it never clips on a phone.
Section heading
Poppins. Sentence case, never all caps, never a full stop.
Card heading
Poppins at card scale.
Eyebrow
Wide tracking, terracotta, one line only.
Body
Inter Tight. Around 65 characters per line, generous leading.
Qualifier
Always visible, always adjacent to the claim it qualifies.
- Two faces only. Poppins for display, Inter Tight for everything else.
- Headings are sentence case. No title case, no shouting, no trailing full stops.
- Weights: regular and medium for body, medium and semibold for display. No black weights.
- Line length caps at about 65 characters. Long paragraphs get split, not squeezed.
- Numbers stay in the body face so figures read as facts, not as decoration.
Layout and space
Space does the work
The composition is calm by construction: wide margins, hairline rules, small radii, almost no shadow.
Container
Content sits inside a 1400px maximum with 24px gutters on phones and 40px from tablet up. Editorial prose narrows further, to roughly 720px.
Vertical rhythm
Sections breathe. Large gaps between bands, tighter spacing inside a card. Whitespace is the main luxury signal we have.
Rules, not boxes
Separation comes from one pixel hairlines at low contrast. Avoid nested borders and heavy outlines.
Radius
Small and consistent, 4px at base. Nothing pill shaped except small status badges.
Shadows
Almost none. A faint lift on hover for interactive cards is the ceiling. No glows, no coloured shadows.
Motion
Fade and rise on first view, 700ms, staggered. Nothing bounces, nothing loops, nothing autoplays with sound. Reduced motion is always honoured.

Real places, honest light
Photography carries most of the brand. It should look like somewhere that exists, on a real day.
Do
- Real photography of the actual development, area and interiors.
- Light, air and space. Early morning and late afternoon light over midday glare.
- Coastline, mountains, streets and everyday life, not just the pool.
- Honest interiors at the specification actually being sold.
- Renders clearly labelled as renders, with the build stage stated.
Never
- Stock handshakes, stock couples with keys, stock skylines.
- Renders presented as photography, or renders of an unfunded phase.
- Over-saturated skies, heavy vignettes, orange and teal grading.
- Text baked into an image. Copy lives in the page, not the JPEG.
- Logos of developers used in a way that implies they endorse us.
Hero and full-bleed bands
16:9 on desktop, filling the viewport height on phones with the subject held in the upper two thirds.
Development and listing cards
4:3, subject centred, no important detail within 8 percent of any edge.
Guide covers
3:2, calm composition with room for a heading overlay.
Alt text
Describe what is shown and where, never the keyword we would like to rank for.
Voice
Plain, specific, quiet
If a sentence could appear on any property site, it is not ours yet.
Plain
Say the thing. Short declaratives. If a sentence needs a comma to survive, it probably needs to be two sentences.
Specific
Numbers, places, dates and terms beat adjectives. Prefer a payment schedule to the word flexible.
Quietly confident
We do not need capital letters or exclamation marks to be taken seriously.
Never salesy
No urgency tricks, no countdowns, no last remaining units unless it is verifiably true and dated.
Punctuation
No em-dashes and no en-dashes anywhere. Use a comma, a colon, or a vertical bar in titles.

- Nothing we publish is financial, tax, legal or immigration advice, and we say so.
- Commission and internal terms never appear on a public page.
- Titles and deed types are named precisely, with the risks stated in plain words.
