Kyrenia (Girne)
Harbour town with the deepest year-round life: restaurants, schools, marina, hospitals. Strongest long-let demand and the widest resale market. Prices reflect that, and new coastal stock is limited.
Suits: buyers who want to use the property often, or let long-term.
Esentepe and the eastern Kyrenia coast
Mountain-and-sea setting, golf nearby, quieter villages. Villas and low-density schemes. Good compromise between scenery and access.
Suits: second-home buyers happy to drive for amenities.
Iskele and Bafra
The resort belt. Large master-planned developments, beachfront, hotel-style amenity, strong short-let positioning and the most aggressive payment plans. Amenity depends on the scheme delivering.
Suits: investors targeting holiday lets, and buyers who want facilities on site.
Famagusta and Long Beach
University city with a genuine student rental market plus a long sandy beach. Higher-density apartment stock, lower entry prices, more variable quality.
Suits: yield-focused buyers who will screen build quality carefully.
Nicosia (Lefkosa)
The administrative and commercial centre. Not a holiday market; steady long-let demand from professionals.
How to choose
- Decide use first: personal use, long let, or short let.
- Test the drive to an airport, a hospital and a supermarket.
- Visit in low season, August flatters everywhere.
- Ask what is already delivered nearby, not what is planned.
We would rather place you in the right area at a lower price than the busiest area at the highest.
